Landlords need to minimize the risk that tenants will breach lease agreements, particularly in a market where it could take months or even years to forcibly evict tenants who overstay their lease. Landlords also need to ensure that they comply with local rent laws that often require securing tourism licenses and even approval from homeowner associations. Finally, foreign clients need a dependable service provider that can manage their Colombian properties while living abroad.

Management Services:

Collecting monthly lease payments while managing necessary repairs, tenant complaints and evictions as well as coordinating with third-party service providers (janitors, cleaners, decorators, etc…).

Lease Agreement Documentation:

Drafting lease agreement documentation that incorporates landlord-friendly terms consistent with local laws, even as tenant-side risks are minimized.

Tourism License:

Applying for a tourism license (“Registro Nacional del Turismo”) with relevant regulatory agencies in connection with short-term rental activities.
